Who this is for
This service is for business owners and property managers who need a floor that can take heavier, more constant use than a home garage sees, and who need the work scheduled with as little disruption as possible.
- Shops and garages dealing with oil, fluids, rolling tool chests and jacks
- Warehouses with forklift and cart traffic that need line striping and marked zones
- Showrooms and retail spaces where the floor is part of the customer experience
- Commercial kitchens with frequent washdowns and a need for slip resistance
Fast-cure polyaspartic for less downtime
When a business can't afford to be closed for days, we lean on polyaspartic and polyurea coatings. These systems cure much faster than standard epoxy, which lets us get a floor back in service sooner instead of leaving a space unusable for an extended stretch.
Depending on the layout, we'll also plan the work in sections, after hours, or over a weekend so the whole building isn't shut down at once. For a warehouse with multiple bays, that might mean coating one aisle while the rest stay in operation.
Line striping and slip resistance
Warehouses and shop floors often need more than a plain coating to work well day to day.
Line striping
Aisle lines, pedestrian walkways, forklift lanes and marked storage zones can be striped into the coating as part of installation, so the markings don't wear or peel off the way tape or paint applied after the fact can.
Slip resistance
In kitchens, loading areas and anywhere floors get wet, we add anti-slip texture to the topcoat to improve traction without changing how the floor is cleaned or how it looks.
Chemical exposure
Shops and kitchens expose floors to oils, cleaning chemicals, and sometimes harsher industrial fluids. We ask what the floor will be exposed to before recommending a system, since not every coating holds up the same way to every chemical, and getting this wrong means an early redo.
Process
- Site visit to assess the slab, existing coatings, drains, transitions and daily use
- Grinding and prep to remove old coatings and open the concrete for bonding
- Crack and pit repair ground flush with the surrounding floor
- Base coat, then flake, metallic, or solid topcoat depending on the system chosen
- Line striping and anti-slip texture added where needed before final cure
Keeping a commercial floor easy to maintain
A coated floor is far easier to keep clean than bare concrete, but how it's maintained day to day still affects how it holds up under business traffic.
Daily and weekly cleaning
Dust mopping or sweeping daily keeps grit from scratching the surface under rolling carts and foot traffic, and a damp mop or auto-scrubber with a neutral cleaner handles routine washdowns without dulling the finish.
Handling spills and chemicals
Wiping up oil, fuel and cleaning chemicals promptly limits staining, and we'll point out during the estimate which system holds up best to whatever your business routinely spills on the floor.
High-wear lanes and forklift paths
Forklift lanes, loading dock approaches and areas under rolling tool chests take more abrasion than the rest of the floor. We'll flag these zones during the site visit so the system and texture chosen can handle that extra wear.
Planning the right system
Not every business needs the same floor. A showroom cares about appearance and color options, a warehouse cares about durability under forklift traffic and clear line markings, and a kitchen cares about slip resistance and constant washdowns. We ask how the space is actually used before recommending a system rather than defaulting to one product for every building.
Systems we work with include epoxy base coats with a polyaspartic topcoat, full polyaspartic or polyurea systems, 100% epoxy builds, full-broadcast flake floors, and metallic epoxy finishes for spaces where appearance matters. We'll walk through the tradeoffs for your space during the estimate.
How long it takes
Timeline depends on square footage, how much prep and crack repair the slab needs, and whether the space can be done all at once or in sections. Polyaspartic and polyurea systems cure faster than standard epoxy, which can shorten the time a space is out of service.
We'll give you a specific schedule after seeing the space, including when the floor is ready for foot traffic and when it's ready for full operations, so you can plan staffing and logistics around it.
What it costs
Commercial projects are priced per project after a free on-site estimate, since square footage, slab condition, coating removal and the system you choose all affect the price. See our cost guide for more on how pricing generally works, and reach out through contact to schedule a visit.
Frequently Asked Questions
Can you work around our business hours?
Yes. We'll plan the job in sections, after hours, or over a weekend where that's possible, and give you a schedule for when each area is usable again.
Do you handle line striping?
Yes, we can stripe aisles, walkways, forklift lanes and storage zones into the coating during installation.
What if our floor has an existing coating or sealer?
We grind off old coatings and sealers as part of prep so the new system bonds to clean concrete.
Can you make the floor slip-resistant?
Yes, we add anti-slip texture to the topcoat in kitchens, loading areas and other spots that get wet.
How fast can a commercial floor be back in use?
It depends on the system and the size of the job. Polyaspartic and polyurea coatings cure faster than standard epoxy, and we'll give you exact timing for your space.
Do you serve warehouses and distribution space?
Yes, including forklift and cart traffic areas, with striping and markings included where needed.
Is there a minimum size for commercial work?
No set minimum. We quote each space after seeing it, whether it's a small shop floor or a large warehouse.
Do you serve businesses outside Richmond city limits?
Yes, we work with businesses throughout Henrico, Glen Allen, Short Pump, Midlothian, Chesterfield, Mechanicsville and Ashland, in addition to Richmond.
